Project Manger/Superintendent - QSR Builds!

Position Overview: We are seeking an experienced Project Manager/Superintendent to lead quick-service restaurant (QSR) and retail build projects from pre-construction through closeout. The ideal candidate will combine strong field supervision with project management skills to deliver high-quality, on-time, on-budget projects while ensuring safety, code compliance, and excellent client communication.

Key Responsibilities: Lead and manage QSR and retail construction projects from pre-construction, permitting and site mobilization through final closeout and turnover. Serve as on-site Superintendent when required, supervising subcontractors, directing day-to-day field activities, and ensuring work meets plans, specifications and quality standards. Develop and maintain project schedules, coordinate trades, and sequence work to meet milestones and opening dates. Prepare, track and control project budgets, manage procurements, review invoices, and process change orders to protect project profitability. Coordinate permitting, inspections and code compliance; act as primary point of contact with local authorities having jurisdiction. Enforce company and client safety policies; conduct toolbox talks, enforce PPE use, and ensure OSHA and site-specific safety requirements are met. Communicate regularly with clients, architects, engineers and internal stakeholders; provide progress updates, attend meetings and proactively resolve issues. Manage subcontractor selection, performance, contracts and daily supervision; conduct pre-construction meetings and evaluate subcontractor work. Review and interpret construction documents and shop drawings; issue RFIs and submittals and manage responses to clarify scope. Perform quality control inspections, create and manage punch lists, and ensure timely completion of corrective actions. Prepare project closeout documentation including as-built drawings, warranties, O&M manuals, and turnover packages. Mentor and support junior field staff and project engineers to build team capability and promote continuous improvement.

Qualifications: 5+ years of combined Project Manager and Superintendent experience on QSR or retail fit-out/new-build projects. Proven track record delivering multiple QSR/retail projects on schedule and within budget. Strong knowledge of construction means and methods, building codes, permitting processes and site safety practices. Experience managing budgets, change orders, subcontracts and client relationships. Ability to read and interpret construction drawings, specifications and shop drawings. Proficiency with construction management software (e.g., Procore, PlanGrid, Viewpoint) and MS Office suite. OSHA 30 certification preferred; available to conduct regular site safety inspections. Excellent communication, leadership and problem-solving skills with a hands-on, results-oriented approach. Valid drivers license and willingness to travel to multiple job sites as required. Degree or diploma in Construction Management, Civil Engineering, Architecture or related field preferred; equivalent field experience accepted.
