Sr Director Commercial- Hyperscale Data Center

The Role: You will lead the commercial strategy and execution of powered land transactions, working with hyperscale customers, developers, investors and internal development teams to convert infrastructure opportunities into successful commercial agreements. This is a senior, client-facing position requiring the ability to understand customer requirements, structure complex deals and navigate the commercial, technical and development considerations associated with large-scale data center projects.

Key Responsibilities: Lead the origination, structuring and execution of commercial transactions involving powered land and data center development opportunities. Develop and maintain senior relationships with hyperscale cloud, AI and large-scale data center customers. Understand customer requirements around location, power availability, capacity, delivery timelines, commercial structure and long-term growth. Work with development, engineering, power, legal and finance teams to evaluate opportunities and develop commercially viable solutions. Lead commercial negotiations, including letters of intent, development agreements, capacity commitments and other transaction documentation. Support site selection, market entry and customer acquisition strategies. Evaluate commercial risks, project economics and the requirements needed to bring opportunities to contract. Coordinate internal and external stakeholders through complex, multidisciplinary deal processes. Provide market intelligence on hyperscale demand, customer requirements and competitive development opportunities.

Essential Requirements: Significant commercial experience within the hyperscale data center industry, ideally gained with a hyperscaler, data center developer, operator or digital infrastructure investment platform. Proven experience originating, negotiating or executing large-scale data center development, powered land, capacity or infrastructure transactions. Strong understanding of hyperscale customer requirements and how data center development opportunities are evaluated and contracted. Established relationships across the hyperscale cloud, AI or data center ecosystem. Strong commercial acumen, negotiation skills and experience managing complex, high-value transactions. Ability to work across development, engineering, power, finance and legal functions. Excellent communication, stakeholder management and executive-level relationship-building skills.

Candidate Profile: We are particularly interested in candidates who have worked within the hyperscale data center ecosystem and understand the customer side of the transaction. The ideal individual will know how hyperscalers make location and capacity decisions, what drives commercial commitments and how to structure opportunities that meet both customer and development requirements.
