About Property Llama Capital Property Llama Capital manages a growing book of real estate debt funds, with recurring revenue and an investor roster that is expanding quickly. We lend against real estate alongside a small group of private lending operators we have vetted carefully. We run lean. The people who do well here take ownership of their work and care about how investors are treated.
The Role:
The Investor Relations Associate is the person a prospective investor deals with from their first question to their funded commitment, and one of the people who evaluates what sits behind the funds they are buying into. Our marketing team produces the inbound interest, so your time goes into the conversations rather than finding them. You run evaluation calls on fund structure, sponsor track record, tier and class economics, and tax treatment. You manage the diligence process, route eligibility and structuring questions to Fund Administration and counsel, and coordinate onboarding through to funding. Commitments run $100K to $3M.Alongside that, you support the investment work: monthly loan tape review, underwriting loans and participations under consideration, sponsor financial review, and on-site diligence on our operating partners. This is not background reading. It is how you learn the product well enough to be useful on the phone. You report to the CEO and work directly with the partners. The work is remote, from the Denver metro area, with travel for investor events and partner diligence.
Compensation:
$100,000 to $150,000 total compensation, depending on experience. Full-time (W-2).What You'll Own Investor diligence and relations Work the inbound leads we supply, running evaluation calls on fund structure, sponsor track record, tier and class economics, tax treatment, and loan book performance. Guide investors through diligence end to end, including NDAs, data room access, loan tapes, audited financials, and offering documents, and answer substantive questions accurately. Route eligibility and structuring questions to Fund Administration and outside counsel, then carry the answers back to the investor. Carry investors from first conversation through to signed subscription documents and funded commitment, and follow up on the ones who go quiet. Coordinate onboarding with Fund Administration: subscription documents, accreditation, custodial and entity setup, and funding. Pipeline and forecasting Own the opportunity pipeline in Salesforce and keep stages, amounts, and close dates accurate. Produce the month-end funding forecast and a weekly pipeline read against fund targets. Track soft commitments against fund capacity, close deadlines, and document and wire cut-offs. Investor communications Check investor-facing materials for factual accuracy before release, including fund updates, data room content, and campaign copy. Co-host monthly investor webinars with our operating partners. Support partner and channel relationships, including RIAs and fund-of-funds managers. Investment due diligence and underwriting support Review the monthly loan tapes from our operating partners, covering asset status, servicing status, concentrations, and anomalies, and raise issues directly with the sponsor. Review and underwrite loans and loan participations we are evaluating for direct investment or purchase, including borrower and sponsor credit, collateral valuation, lien position and title, loan documents, and servicing arrangements, and prepare investment recommendations for leadership. Review sponsor financial statements, projections, and performance reporting, and work through yield, accrual, and realization questions with the principals. Take part in on-site due diligence on prospective and existing operating partners, including loan tape walkthroughs, management interviews, and process review. Keep ongoing watch on the operators behind our funds, including standing partner calls, monthly performance data, and credit facility and collateral developments, and flag the changes that matter to leadership. Research prospective operating partners and market conditions to support sponsor selection. Assemble and maintain the diligence record on each investment: loan tapes, audited financials, offering documents, background materials, and sponsor correspondence.
Required Qualifications:
Experience working with retail investors writing $100K to $3M checks, from first conversation to funded commitment. Comfortable working to fund targets and reporting progress honestly, including what is not working. CRM experience. Salesforce a plus. A clear communicator who can explain fund structure, risk, and economics accurately. High integrity in every investor conversation. Based in the Denver, CO metro area (work is remote, but local residency is required).Willing to travel for investor events and partner site visits.
Preferred Qualifications:
