Assistant Controller | Affordable Housing | Yardi A well-established and growing real estate organization is seeking an Assistant Controller to join its accounting team in a newly created position. This is an excellent opportunity for a hands-on property accounting professional with strong affordable housing experience who is ready to take the next step in their career. The organization oversees a substantial portfolio of residential properties, with a significant focus on affordable and regulated housing, including LIHTC, Section 8, rent-stabilized, and other subsidized housing programs. The team is well-run, collaborative, and stable, with many employees having built long-term careers within the organization. This is not a turnaround or cleanup role; the accounting function is established and supported by a team of approximately eight accounting and AP/AR professionals.
Responsibilities: Oversee month-end and year-end close processes across multiple property entities, including preparation and review of balance sheets, income statements, cash flow reports, and supporting schedules. Review property general ledgers, non-recurring journal entries, bank reconciliations, tenant sub-ledgers, and other accounting records for accuracy and completeness. Prepare, input, and monitor annual operating budgets while analyzing budget-to-actual variances and assisting with cash flow forecasting. Oversee operational cash management, including electronic fund transfers, positive pay exceptions, and construction and operating bank accounts. Ensure compliance with program-specific accounting and reporting requirements related to LIHTC, HUD Section 8, HDC/HFA, bond-financed properties, and other affordable housing programs. Assist with HUD Voucher Management System reporting, reconcile subsidy receipts, and research and resolve funding discrepancies. Monitor financial operations in accordance with Land Use Restriction Agreements (LURAs), Extended Use Agreements (EUAs), and other affordable housing regulatory requirements. Serve as a primary finance contact for tax credit, limited partner, and housing authority audits, preparing work papers, schedules, roll-forwards, and other required documentation. Manage work-in-progress closeouts for both general and limited partner entities and assist with the formal closeout of dissolved partnerships. Help implement and maintain strong financial controls, accounting policies, procedures, and risk management practices across the portfolio. Collaborate closely with property management, AP/AR, and other internal teams to ensure accurate and timely financial reporting. Provide hands-on support to the broader accounting team and help drive continued process improvement as the organization grows.
Qualifications: 6+ years of property accounting experience, with significant experience in affordable housing. Strong understanding of LIHTC, Section 8, and other affordable/regulated housing programs. Yardi experience is highly preferred and effectively required for this role. Bachelor’s degree in Accounting, Finance, or related discipline. Strong understanding of month-end/year-end close, financial reporting, budgeting, reconciliations, and cash management. Excellent organizational, analytical, interpersonal, and communication skills. Ability to manage multiple entities, deadlines, and priorities in a fast-paced environment. Hands-on, detail-oriented approach with the ability to take ownership of responsibilities.
Compensation: $100,000 - $115,000 plus company contribution towards health benefits and other valuable perks.
