Superintendent – Interiors - General Contractor

THE WORK: Commercial interiors / TI: office, retail, hospitality, or similar fit-out. Occupied floors, after-hours, building rules, and a schedule that does not move because the tenant is already in the building.

WHAT YOU WILL DO: Run day-to-day field operations from start-up through punch and turnover- Direct subcontractors, labor, and material flow on a live NYC interiors job- Protect look-aheads, quality, and safety. Problems get fixed the day they show up- Coordinate with the project manager, building management, and the owner / tenant- Hold the work to drawings and specs in tight, occupied spaceWHO THIS IS FOR- Superintendent or strong Assistant Superintendent with a GC who has already run commercial interiors or tenant fit-out in New York- You know occupied-building logistics: after-hours, freight, protection, and building rules- SST and OSHA 30. NYC DOB Site Safety Manager or Coordinator is a plus- You walk the floor and know what the finishes and MEP rough-in are supposed to look likeWHO THIS IS NOT- Ground-up / core & shell only with no interiors time- CM / owner’s-rep who does not run the deck- Production residential or light renovation only- Someone who only walks meetings and has never owned a floorPAYBase $140,000–$185,000 depending on NYC interiors GC time and licenses. Licensed SSM / SSC sits toward the top of the range.
