About the role

Evergreen Devco, Inc. is a 52-year-old, privately held real estate development company specializing in retail, multifamily, and industrial development throughout the western United States. We are seeking an experienced Senior Leasing Manager to join our Retail Leasing Team. The Senior Leasing Manager will report directly to the Principal of Retail Leasing and will be part of Evergreen’s internal Retail Leasing Team, playing a key role in the leasing and merchandising of a growing portfolio of retail developments across Arizona, California, Colorado, and Utah. Ability to compare disposition scenarios and evaluate transaction economics
Essential Responsibilities: Lead leasing efforts for assigned transactions/projects consisting of a diverse mix of new, ground-up retail developments, including anchored shopping centers, multi-tenant buildings, retail within mixed-use projects, and unanchored retail pads. Draft and fully negotiate Letters of Intent with ground lease tenants, pad buyers, and shops tenants. Manage legal counsel throughout the lease negotiation process. Draft commission agreements, NDA’s, listing agreements and other typical retail transaction documents. Interpret complex master development documents such as REA’s, CC&R’s and Declarations. Develop and maintain relationships with local, regional, and national retailers, restaurants, and service users. Cultivate brokerage relationships and proactively generate tenant leads through networking, direct outreach, and industry contacts. Attend local, regional, and national industry events and conferences. Develop merchandising strategies for each project, including providing thoughtful input on appropriate LOD and MEP assumptions for multitenant shops buildings. Analyze market conditions, tenant demand, rental rates and competitive developments to assist with pro forma assumptions. Participate in site planning conversations to optimize leasing opportunities and develop tenant mix strategies for projects. Review and summarize financial statements, credit reports, profit and loss statements, balance sheets and qualify a prospective tenant’s financial strength, creditworthiness and ability to perform. Coordinate closely with the development, construction and acquisition team to stay abreast of project details and updates. Support the Retail Leasing Team’s administrative needs and day-to-day operations, ensuring accurate reporting, organized documentation, and efficient coordination across active projects and transactions. Maintain accurate transaction summaries, brokerage commission records, critical lease terms, and key deal milestones. Manage broker reports and marketing updates. Maintain accurate leasing activity reports and pipeline tracking documents.
Desired Qualifications: Bachelor’s degree from four-year accredited college or university. A degree in real estate, finance or business administration strongly preferred. Minimum of 5 years of experience leasing retail commercial real estate, including leading LOI and legal document review and negotiations. Demonstrated ability to independently manage transactions from initial prospect discussions through to lease execution. Proven ability to manage multiple priorities in a fast-paced environment. Self-motivated, resourceful, and capable of working independently while contributing to a collaborative team culture. Strong written and verbal communication skills. Proficiency in Microsoft Office Suite, including Word, Excel, Outlook.
