Position Summary:
This is an opportunity to shape a critical function at the ground level, influence how TetriX delivers projects, and help build a modern preconstruction model rather than inherit a fixed legacy process. The right candidate will have meaningful access to leadership, broad ownership, and the ability to turn strong ideas into company standards. We are seeking a hands-on Preconstruction Manager to serve as TetriX Modular’s sole preconstruction and estimating professional during this stage of the company’s growth. This person will lead the process from formal Client Solutions handoff through detailed estimating, trade engagement, bid leveling, GMP development, and transition to Operations. The role requires strong multifamily estimating judgment, a clear understanding of modular and site-built scope interfaces, and the ability to use AI as an everyday tool for improving speed, consistency, traceability, and scope completeness. AI will support the work as an additional reviewer and workflow accelerator, while the Preconstruction Manager remains accountable for quantities, scope ownership, pricing, risk, and all client-facing deliverables.
Key Responsibilities:
Own the preconstruction process from formal Client Solutions handoff through quantity takeoffs, conceptual and milestone estimates, detailed bid-based budgets, GMP development, Pre-90/Pre-60/Pre-30 readiness, NTP transition, and documented handoff to Operations. Use approved AI tools to review drawings, specifications, addenda, meeting records, and bidder documents; identify potential scope gaps, changes, conflicts, and missing information; and validate all AI-generated findings against the source documents before they are used. Develop and validate the division of scope among factory production, transportation, crane and set activities, site construction, and module-to-site interfaces to prevent gaps, overlaps, and duplicated cost. Develop trade package strategies, engage qualified subcontractors early, issue consistent bid forms and scope verification requirements, manage bidder clarifications, coordinate formal RFIs through Procore, and maintain apples-to-apples bid comparisons. Maintain historical pricing, unit-cost databases, ROM and estimate version histories, source documentation, assumptions, exclusions, allowances, and variance explanations so each pricing update is traceable to the decision or scope change that caused it. Lead value engineering analyses that preserve project requirements while identifying practical cost, schedule, constructability, and modular-efficiency opportunities; document accepted and rejected options and their budget impacts. Support contract negotiations and procurement planning by carrying approved scope, pricing, qualifications, award assumptions, and risk items into the GMP, buyout strategy, and Operations handoff. Build, document, and continuously improve TetriX’s preconstruction standards, templates, AI-assisted workflows, quality gates, and lessons-learned library, while helping define the structure and capabilities of the future preconstruction team.
Qualifications:
Minimum 7 years of progressive preconstruction or estimating experience, including substantial responsibility for ground-up multifamily projects involving wood-frame, podium, concrete, structural steel, civil, utilities, building systems, and site development. Demonstrated success producing and reconciling conceptual estimates, ROMs, milestone budgets, detailed estimates, bid leveling, value engineering analyses, and GMP packages for multifamily housing projects, with experience in affordable, workforce, or military housing strongly preferred. Advanced proficiency with Excel-based estimating and document-review tools is required, along with demonstrated use of AI for document comparison, scope extraction, bid analysis, variance reporting, meeting capture, and workflow automation. Experience with Procore, Building Connected, Bluebeam, Share Point, Teams, and Autodesk Construction Cloud or BIM 360 is strongly preferred. The successful candidate must use AI to support professional judgment, not replace source-document review, quantity validation, or approval accountability. Strong analytical judgment, disciplined document control, and the ability to connect scope items, cost codes, bid forms, assumptions, risks, decisions, and handoff requirements within one controlled project record. Clear, direct communicator who can build trust with clients, designers, subcontractors, Manufacturing, Procurement, and Operations; document decisions; surface disagreement early; and translate complex scope and cost issues into practical recommendations. Bachelor’s degree in construction management, engineering, or a related field preferred; equivalent progressive preconstruction and estimating experience will also be considered.
