About the Role: As NAYA grows, managing our existing restaurants is essential to building a strong, sustainable business. The Real Estate Portfolio Analyst will own the day-to-day administration of our leases and turn portfolio data into insights that help our leaders make informed decisions. You will know the key terms and deadlines across our portfolio, identify issues before they become urgent, and serve as the primary contact for existing landlords. You will work closely with Development, Finance, Accounting, Operations, and legal counsel to support each restaurant throughout its lease term. This role may be remote. Candidates based in the Eastern time zone where NAYA restaurants are located are preferred to support close collaboration with our teams.
What you will do: Lease Administration and Compliance Maintain accurate lease abstracts for every restaurant, including rent schedules, renewal options, notice requirements, exclusives, co-tenancy provisions, radius restrictions, and other key terms. Track critical dates and communicate upcoming decisions well in advance of renewal windows, rent increases, expirations, and notice deadlines. Own the lease management system, keeping records complete, current, and ready for review. Monitor compliance with lease obligations and partner with internal teams to address potential issues. Landlord Relationships and Occupancy Costs Serve as NAYA’s primary contact for existing landlords on day-to-day lease matters. Review and reconcile common area maintenance (CAM), real estate tax, insurance, and percentage rent charges against lease terms. Investigate discrepancies and pursue credits or corrections when appropriate. Help resolve lease-related questions and disputes, escalating matters and partnering with legal counsel or leadership when needed. Support discussions and negotiations related to renewals and other matters affecting the existing portfolio. Portfolio Analysis and Collaboration Prepare regular reports and ad hoc analysis for leadership, Finance, Operations, and Development, including lease expirations, renewal pipelines, and occupancy cost trends. Analyze lease and restaurant performance data to identify risks, opportunities, and recommendations. Partner with Finance and Accounting on occupancy cost forecasts and annual budgeting. Communicate findings clearly so teams can make timely, well-informed decisions. You’ll build positive, productive relationships with landlords and teammates while looking for better ways to manage a growing portfolio.
What You’ll Bring: 3–7+ years of experience in lease administration, lease analysis, real estate portfolio management, or a related commercial real estate role. A curious, detail-oriented approach: you ask questions, investigate discrepancies, and look beyond the numbers to understand what they mean for our restaurants. The confidence to speak up early about risks and recommendations, paired with the humility to collaborate, listen, and learn from others. Experience with a multi-unit restaurant, retail, or franchise business strongly preferred. Ability to read commercial leases, identify the terms that matter, and explain their practical impact. Experience managing lease records and deadlines in a lease administration system, along with advanced Excel skills. Strong analytical skills and the ability to turn lease, cost, and sales data into clear recommendations. Excellent organization, attention to detail, and follow-through across multiple leases and deadlines. Confidence working independently and building strong relationships across teams and with landlords. A bachelor’s degree in real estate, finance, business, or a related field preferred; equivalent experience will be considered. NAYA is proud to be an Equal Opportunity Employer.
